Planning Approval Service
Miracle Span offer a Planning Approval service & Building Control Approval service through our partner architects who will take pain out of the processes for you. Our planning service is a fast, efficient option using experienced personnel to keep costs to a minimum.
The majority of buildings need planning permission from your local authority. Very occasionally projects can fall under “permitted development rights” meaning planning permission is not required but it is always advisable to double check this will cover your project before you proceed.
Assuming your project does require planning approval, there are 2 types of planning application :
Minor – for projects less than 1000m2 – which take about 8 weeks on average
Major – for projects more than 1000m2 – which take about 13 weeks on average
Please note : The overall floor area includes a canopy or mezzanine if they are to be incorporated.
The planning application will need to specify whether your building will be heated and other factors will need to be addressed including drainage on your site; whether additional car parking is required, etc.
Once your planning application is approved your local authority will issue a planning certificate which will specify conditions for your planning approval which will typically cover the materials to be used and the colour of the building.
Pre-planning Application Service
Miracle Span offer a pre-planning application service through our partner architects who will submit a pre-planning application to your local authority at a small cost (costs vary from council to council).
This process usually takes a few weeks and is a great option as it will give an good indication of the likely outcome of a full planning application as well as identifying any major issues, thus paving the way for a smoother planning application.
Placing an order, subject to planning
Once you’ve decided on the steel building option you prefer, you can place an order with Miracle Span subject to planning approval.
In return for payment of a small deposit, which is refunded if your application is refused, you will receive a full set of plans for your building, full structural calculations if required and the benefit of our wealth of experience and advice.
